My water heater is leaking… do I need a new one or can the leak be fixed?
This usually depends on where the leak is coming from. Take a look around your water heater and try to determine where the water originates from. If water is seeping out of the pressure safety valve, drain valve or water inlet and outlet connections, the leak can usually be repaired without too much expense. Water running out the bottom of the heater or dripping on the burner indicates that tank wall has corroded through the water heater will most likely need to be replaced. The steel tanks can not be repaired once they’ve sprung a leak.
Can I replace the water heater myself?
For your family’s comfort, safety and convenience, we recommend that your water heater be repaired or installed by a licensed professional. Water heaters must me installed in accordance with local building codes for your safety. The mechanical, fuel gas and plumbing codes that cover water heater installation are most likely different now than they were when your existing heater was installed. How long should my water heater last?
Water heaters have an average life expectancy of 8 to 12 years, but they can last much longer. In the West, where our water is more acidic and corrodes vital parts, water heaters can last as few as 5 years.
Should I replace my water heater before it leaks all over the floor?
An old water heater can operate for years at very low efficiencies before it finally fails. If your water heater makes rumbling and popping noises, or you just don’t have as much hot water as you used to, scale and minerals have built up on the bottom of the tank causing more of the heat from the burner to go right out the vent pipe instead of heating the water in the tank. Also, if your water heater is located in and area where a leak could cause significant damage to your property at the worst possible time, it might make sense to replace it before it actually springs a leak.

What about tankless water heaters?

Tankless water heaters cost more to purchase and install than storage type water heaters, but they typically last longer and your cost savings over the life of the heater can really add up . Most tankless water heaters come with a 10-year manufacturers warranty on the heat exchanger and 3 to 5 years on all of the other parts. Proper sizing of a tankless water to meet your needs is critical. How much hot water they will actually produce really depends on what the water temperature is as it enters the heater.

Will a water softener make my water heater last longer?
No one can really say that a water softener will make your water heater last longer, but having a water softener that actually works properly and produces soft water can significantly reduce the amount of minerals and sediment that eventually build up at the bottom of your storage type water heater. Tankless water heaters can also benefit from a soft water supply due to the fact that hard water can cause scale, minerals and corrosion to accumulate inside the tubes that make up the heat exchanger.
Most tankless water heater manufacturers require that the water being supplied to their heaters must meet specified water quality standards. If the water does not meet those standards, it will usually void their warranty. Just as a car maker will not pay to fix your car if you put bad fuel in the tank, water heater manufacturers usually will not pay to replace a leaking or corroded unit because it was supplied with bad water. Read the fine print on the warranties and check with your water company to make sure your water meets the manufacturers warranty requirements.
